Secures Premium Lease in Denver

ESI has successfully secured a premium lease of a skilled nursing facility in the heart of Denver, Colorado.

The new lease represents a 293% increase over the in-place rent on a per-bed, per-month basis.


At the time of marketing, the facility was performing at 62% occupancy with minimal Medicare Part A referrals. ESI packaged this not as a distressed asset, but as a massive value-add opportunity. By highlighting the facility’s 16 private units and proximity to five major hospital systems, ESI demonstrated a clear path for the incoming tenant to drive census and capture high-acuity discharges.


How ESI Added Value: ESI’s analysis uncovered over $600,000 in potential expense synergies available to a new operator. By quantifying this upside and targeting regional operators looking for scale, ESI secured a lease that replaced the previous operator with a tenant capable of revitalizing the clinical and financial performance of the asset.
