At the time of marketing, the facility was 65% occupied, entirely private pay, and generating $2.89 million in annual revenue. However, the community faced several operational challenges that resulted in a low net operating income.
The owner, seeking a strategic exit from the industry, enlisted Evans Senior Investments to manage the sale. The ESI team leveraged their expertise in the seniors housing market to implement a targeted marketing campaign, highlighting the community’s private pay model, modern construction, and potential for stabilization post-sale. Despite the short-term issues, ESI effectively positioned the deal as an attractive investment opportunity to prospective buyers.Â
