Samaritan Health Center, originally built in 1969 and renovated in 2009, is ideally positioned 30 miles northeast of Milwaukee. The facility offers three licensed programs: a skilled nursing facility, an assisted Community Based Residential Facility (CBRF), and a supportive living, apartment-style Residential Care Apartment Complex (RCAC). Altogether, the center provides 186 beds, including 131 skilled nursing beds, 24 RCAC beds, and 31 CBRF beds.Â
At the time of marketing, Samaritan Health Center faced several key challenges. The facility had a low occupancy rate of 33% and was struggling with negative cash flows. Additionally, it needed substantial renovations, and the county had difficulty recruiting and retaining nursing staff. These issues were further compounded by the fact that reimbursement rates had not kept up with rising costs for many years, worsening their financial situation.
With the county’s approval to sell, Evans Senior Investments was engaged to oversee the transaction. ESI ran a highly-targeted marketing approach to select buyers capable of addressing the existing challenges and accomplishing a smooth turnaround. An independent owner-operator was selected as the buyer, with ESI closing the transaction in just under four months.Â
