Built in 1981, Manderley Health Care Center is located in Southeast Indiana, 45-miles west of Cincinnati, Ohio. At the time of marketing, the community was 58% occupied and not-cash flowing. While under contract, occupancy at the community dipped below 45%, however the owners of the community were able to bring occupancy up to 59% at the time of sale.
ESI represented the seller, an independent owner/operator of the community since its inception in 1981. Jason Stroiman, President & Founder of ESI, commented: “The acquisition presented a great opportunity for a new operator to grow their presence in the state of Indiana and apply additional synergies as this community is folded into their portfolio.”
The buyer was an east coast owner/operator expanding their presence in the state of Indiana.
